The Covenant Support Committee (CSC) is a standing committee of the Sandia Heights Homeowners Association (SHHA) Board of Directors (BOD). The CSC works to further the mission of SHHA which is to promote and maintain property values of the homeowners, property owners, and residents within Sandia Heights, and to preserve the unique character and quality of life of the area. To accomplish this, the CSC is charged with investigating and resolving covenant violations reported by SHHA members.
The CSC works with homeowners and other committees of SHHA to enforce the covenants and thereby support the dual missions of SHHA. The CSC has a close working relationship with Bernalillo County Governmental organizations in order to resolve violations of the County Ordinances.
The CSC will always strive to achieve amicable resolution of all reported violations. However, in those instances where a resolution is not forthcoming, legal action can be recommended to the SHHA BOD.
The CSC will pursue an ongoing agenda of education for Sandia Heights residents concerning the functioning of the committee and the covenant violation complaint process, principally through articles in the monthly GRIT Newsletter publication.
The CSC business and meetings are held under Executive Session to protect the identities of homeowners involved in covenant complaints, and to protect the attorney-client relationship for pending legal actions. This is in compliance with the NM Homeowners Act. The CSC provides a top-level summary to the monthly BOD meeting and submits a top-level year-end summary at the Annual Meeting.
The CSC acts on covenant violation complaints filed by the homeowners. The CSC does not change covenants, patrol looking for violations, handle violations reported by non-members of SHHA, or process security complaints.
